A Code of Practice for landlords and agents who are licenced through the Red Smart Wales scheme has been issued. The code will be relevant to any landlord or agent letting out domestic property in Wales unless the landlord is an RSL or fully mutual housing association.
As of November, the provisions of Part 1 of the Housing (Wales) Act 2014 came partly into force in order to permit landlords and agents to apply to be registered and licenced. From November 2016, the provisions will be fully in force so that any landlord or agent who is not compliant will be committing an offence. The Act also requires the Welsh Ministers to issue a code of practice.
The Code of Practice sets out the legal requirements which apply when carrying out certain letting activities as well as best practice. Landlords and agents who hold a licence must adhere to the requirements. Failing to do so can result in the licence being lost.
